This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). The proposed setback is four (4) feet and the required is 10.65 feet to the north (rear) property line from the second unit based on a height of sixteen (16) feet. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed setback is four (4) feet and the required is ten (10) feet to the west (side street) property line from the second unit. The proposed setback is one (1) feet and the required is ten (10) feet to the west (side street) property line from the detached accessory carport. DDO approval is required prior to zoning approval of the building permit. Show a layout of the existing residence by diagram on the site plan or floor plan to show compliance with the use specific standard in the R-1 in the resubmittal. |

This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Show a beam fastening detail with appropriate connections to the load bearing foundation, R301.1. 2. Carport field welded connections require special inspections. Identify the certified inspector on a special inspection request form to be included with the final submitted plans, UAC306.1.5. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. MECHANICAL PLANS: 1. Gas fired water heaters may not be located in a storage space, M2005.2 & G2406.2. 2. Show combustion air compliance for appliances in confined, G2407.5.3. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14. 4. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
