The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the NR-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 8' x11' attached screened in porch to the rear of the existing dwelling. The property fronts on two local streets Vine and Waverly. Structure meets setbacks and is considered to be facing the side street perimeter yard.
