The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 8' x11' attached screened in porch to the rear of the existing dwelling. The property fronts on two local streets Vine and Waverly. Structure meets setbacks and is considered to be facing the side street perimeter yard.

The following comments also apply:

1. Provide a street perimeter setback dimension from the post supporting the proposed covered porch to the street property line along Fremont, additional comments my be forth coming.

2. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 zone, the required perimeter yard setbacks to the west property line are the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line. Based on a wall height of less than 9'-0" the required perimeter yard setback from the proposed addition is 6'-0", proposed is 5'-7", as Design Development Option, (DDO) must be submitted and approve prior to approval of these plans.

3. Provide the zoning for the adjacent parcels on the site plan.
