This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Wrightstown Rd is an arterial street designated on the COT Major Streets and Routes map with a future ½ right-of-way (ROW) of 60'-0". Currently the existing ½ ROW is 50'. The required street perimeter yard for Wrightstown Rd is 21' or the height of the exterior wall of the structure, greater of the two, measured from the back of future curb. Future curb will be located will be located 6" south of the existing street property line. As you are proposing a zero (0) street perimeter yard a Board of Adjustment for Variance will need to be approved prior to approval of these building plans. 2. Provide a lot coverage calculation on the plan. 3. The parcel lines are not shown correctly, there is no alley R.O.W. along the west side of this property. The west 8' of your property is an easement and considered part of your property. 4. Show the location of utility on your property. 5. Show the street perimeter yard setbacks on the plan. 6. Show the 8' easement along the west property line. 7. Indicate the zoning of the surrounding properties. 8. Provide the legal description, ESERT PALMS PARK LOT 6, on the site plan.
