Residential (1st Review) TRANSMITTAL DATE: April 17, 2020 The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. This site is located in the R-1 zone (UDC 4.7.1). Residential Care Services, Adult Care is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.J. 2.a, 3.a, 4 1. Provide a dimension from the center line of 19th St street to the curb and a dimension from the curb to the street property line. 2. The provided lot coverage calculation on the plan is not correct and should include all vehicle use areas, see Unified Development Code (UDC) Article 6.4.3. 3. Show the 5' utility easement that runs along the north property line. 4. Per UDC Article 6.4.5.D.1 A roof overhang may extend two (2) feet into the perimeter yard setback, provided the side or rear yard is not reduced to less than three feet. That said as the porch cover on the west side of the proposed structure reduces the setback to less than three (3) feet, no actual dimension provided from the overhang to the property line, a Board of Adjustment for Variance is required. 5. The proposed 3'-3 7/8" setback to the proposed post supporting the porch cover on the west side of the proposed structure does not meet the required minimum 6'-0" perimeter yard setback. Depending on how comment 4 is dealt with the Board of Adjustment for Variance can deal with the setback reduction or a Design Development Option (DDO) can be processed if the perimeter yard setback for the porch area is modified. 6. Show the allowed two (2) foot encroachment for the proposed main roof overhang along the west side of the building. Once delineated on the plan provide a perimeter yard setback dimension to this two (2) foot encroachment. It appears that this may encroach into the minimum 6'-0" perimeter yard setback.
