The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Provide documentation that the two units on this site have been permitted. If you cannot provide such documents the following comments must be addressed.

2. Per Unified Development Code Article 4.9.7.B.7 three (3) vehicle parking spaces must be provided on site in the side or rear yard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel.
