Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. A special inspection request is required with the permit application for welding, R109.2.

SITE PLAN:

1. Indicate the location of electric lines from service panel to the proposed building, R106.1.1.

STRUCTURAL PLANS:

1. Show a floor girder size with appropriate load carrying capacity, R502.5, Tables R602.7(1) & (2).

SECTIONS - DETAILS:

1. Provide fastener notation on detail #2 sheet S1.03, R106.1.1.
2. Specify the minimum thickness (1/2”) of structural siding, R602.10.3.4. Update detail #3 on A1.01.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Per UDC Article 6.6.3.B a detached accessory structure, Carports, is not allowed in the front yard a Board of Adjustment for Variance is required or the structure must be connected to the main dwelling with a minimum 5'-0" wide porch like structure that can support a 20 lb live load.

2. Per UDC Article 6.4.5.C.1.a, the minimum street perimeter yard setback is 20'-0". Provide street perimeter yard setback dimensions from both proposed carports to the street property line. Once provided additional comment maybe forth coming.

3. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 zone the minimum required interior perimeter yard setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line. The following perimeter yard setback comments need to be addressed:
Provide a setback dimension from the post supporting Carport A to the east property line.
Based on a wall height greater than 9'-0" it does not appear that the proposed storage shed meets the required perimeter yard setback to the west property line. Based on a wall height of 10'-10" the required setback from the shed to the west property line is 7'- 3". The setback requirement is based on the wall height measured from design grade to the highest point of the wall.
4. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. That said provide a floor plan for the existing guest house. If this guest house qualifies as a 2nd dwelling unit it does not count toward the 50%, if it is not a second dwelling unit than it appears that the 50% has been exceeded and a Board of Adjustment for Variance is required.

5. Provide a dimension from the center line of Calle Placida to the curb and a dimension from the curb to the street property line.

6. Provide the zoning for all adjacent parcels.
