The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The minimum setback from the porch addition to the north property is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

1. On the last submittal you showed the “PORCH EXTENSION” to be removed, this submittal shows it “TO REMAIN”. If this structure is to remain a Board of Adjustment for Variance as the perimeter yard setback is less than 1’-0”, The neighbor signoff only applies to detached accessory structures, not structures connected to the main dwelling, see UDC Article 6.6.2.D.
