09/03/2020 STEVE SHIELDS ZONING REVIEW Reqs Change PDSD TRANSMITTAL

FROM: Steve Shields
Section Manager

PROJECT: T20CM02425
1516 N Van Buren Ave
Rebuild Existing Porches
Residential (2nd Review)

TRANSMITTAL DATE: September 3, 2020

The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. This comment was not addressed correctly. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 zone, Res Use to Res Zone the minimum perimeter yard setback is 6'-0", not 5'-0". This applies to the two (2) accessory structures approximately centered along the east property line.

2. As setback dimensions were not provided for the Barbeque Canopy called out under keynote 13 and it appears that the setback is 0 a Board of Adjustment for Variance is required.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Original plans reviewed on 7/9/20 showed Keynote #3 on sheet A2.0 with existing temporary driveway shade (cover). No size indicated. This structure was not shown on sheet A1.0. The plans with second revision show Keynote #6 on A1.0 as existing driveway cover. This temporary structure was most likely installed without a permit. Therefore, either remove the hazardous structure which was placed into the fire separation distance (3 feet from property line), or provide the permit documentation for it’s approval (before fire separation codes), or alter the structure for compliance with R302 of the current code, 2018 IRC. Alteration may require further zoning approval.
