Rebuild Existing Porches
Residential (2nd Review)

TRANSMITTAL DATE: July 30, 2020

The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. This comment was not fully addressed. Provide setback dimensions from the storage sheds called out under keynote 14 to the east property line. Provide the required neighbor sign off on the plans or a Design Development Option (DDO) will need to be submitted and approved. Based on the most current aerial photos and a 2005 aerial photo there have been three structures added along the east property line. These structures will need to be permitted if greater that 200 sq. ft. or is less than 200 sq. ft. reviewed for zoning compliance. It does not appear that these structures meet perimeter yard setbacks to the east or south property line a neighbor signoff waiver from both neighbors is required. The following will need to be provide on the plot plan:

2. Provide a perimeter yard setback dimension from the porch extension to the north property line. If this setback is 1'-0" or greater a Design Development Option may be used to reduce the required perimeter yard setback. If this setback is less than 1'-0" a Board of Adjustment for Variance is required. The minimum setback from the porch addition to the north property is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A).

3. The provided lot coverage calculation is not correct. The storage sheds should be included in the calculation.
