04/21/2020 STEVE SHIELDS ZONING REVIEW Reqs Change PDSD TRANSMITTAL

FROM: Steve Shields
Section Manager

PROJECT: T20CM02421
602 N Camino Miamonte
Guest House
Residential (1st Review)

TRANSMITTAL DATE: April 21, 2020

The guest house plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Clarify what is proposed. Your application calls out "Guest House" and the plans show a "KITCHEN". If your proposal is a 2nd unit impact fees would apply. If this is a sleeping quarter with no kitchen the double bowl sink would need to be removed and replaced with a single bowl; bar type sink. An under counter fridge is allowed but no range/oven. If this is a sleeping quarters remove all references to a kitchen.

2. If this is a sleeping quarters it is considered an accessory structure. Per Unified Development Code (UDC) Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Based on the numbers provided on the site plan "PROPOSED GUEST HOUSE 518 SF" plus "EXISTING DETACHED GARAGE 865 SF" there is a total of 1,383 SF of accessory structure on site this exceeds the 50% allowed and a Board of Adjustment for Variance is required.

3. The scale shown below "SITE PLAT" is 1" = 100' and within the title block it is shown as ΒΌ" = 1'-0". Clarify what the scale is and it should be drawn at an Engineering scale, i.e. 1" = 10' or 1" = 20' etc.

4. Show the 5' utility easement that runs along the east property line.

5. Provide a lot coverage calculation on the plan per UDC Article 6.4.3.

6. Provide a dimension on the east elevation from grade to top of wall as it meets the roof. Until the dimension is provided the required perimeter yard setback to the east property line cannot be verified. As the minimum perimeter yard setback is 6'-0" at a minimum a Design Development Options (DDO) will need to be submitted and approved for the reduced perimeter yard setback. If you elect to do the Board of Adjustment for Variance the setbacks reduction and be rolled into the variance.

7. Based on a wall height of 12'-6" to design grade the required perimeter yard setback to the north property line is 8'-4", proposed is 4'-0" a Design Development Options (DDO) will need to be submitted and approved for the reduced perimeter yard setback. If you elect to do the Board of Adjustment for Variance the setbacks reduction and be rolled into the variance.

8. The street perimeter yard setbacks listed under "CITY OF TUCSON SETBACKS" is not correct. As this site boarders on a street, E 5th St, that is designated as a MS&R route on the City of Tucson's Major Streets and Routes plan the street perimeter yard setback requirement is 21' or the height of the exterior wall, greater of the two, measured from the back of future curb along 5th and the nearest edge of travel lane along Camino Miramonte.
