This site is located in the NR-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. It appears that some type of land split is proposed. This land split will need to be submitted and approved prior to approval of this set of building plans. For your information the minimum lot size in the R-1 zone for a single family residence is 7,000 sq. ft. If no land split is proposed the plot plan will need to include the entire site.
