The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. The site plan shall be drawn at an Engineering scale, i.e. 1" = 10'.

2. This plan is not to scale. If the 105' dimension for the north/south property lines is used to calibrate for measurement than the northern property line is approximately 82' versus 75' and the southern is 91' versus 83.8'

3. Remove the setback lines called out under Site Note 2 and provide setback dimensions from the proposed additions to the applicable property lines

4. Provide a dimension from the center line of Calle Herculo street to the curb and a dimension from the curb to the street property line.

5. Provide a lot coverage calculation on the plan that meets the requirements of Unified Development Code (UDC) Article 6.4.3.
