Please confirm that the floor drains and floor sinks the restrooms and food preparation area specified in the Floor Drain Schedule, sheet P601, can be used in this special condition of a cargo container floor system installed on top of a concrete slab. On the Roof Power Plan, sheet E301, information (i.e. circuiting) for the rooftop mechanical units, MUA unit and kitchen exhaust fan is missing. Ref: 2018 IBC 107.2.1. 3. Per 2018 IMC mechanical makeup air systems during the operation of commercial kitchen exhaust system shall be automatically controlled to start and operated simultaneously with the exhaust system. Please coordinate with the architect and mechanical engineer regarding which exhaust fans shall interconnect with the kitchen hood exhaust fan and indicate on the electrical sheets. 4. Please coordinate with the mechanical engineer regarding restroom exhaust fan controls to show on the electrical sheets. Ref: 2018 IMC 403.2.1(4). 5. On the Power Plan, sheet E201, no power and circuiting is shown for the point-of-use water heater ignition or for the adjacent water circulation pump. Please include. 6. Please respond to all review comments in writing. 2. “For Reference Only” site drawings are included in this set with references elsewhere in the set to portions of work pertaining to the site (i.e. site lighting, dumpster enclosure, etc.) to be by separate permit. Currently no site/ development plan package has been submitted to the City of Tucson and approved as far as I can tell based on inputs in the online database for this parcel. Please explain what has been agreed to by the City of Tucson regarding site review for this project. And be aware that this building package cannot be approved without an approved site package first. Also, all “For Reference Only” site drawings included in this building set shall be drawings bearing City of Tucson approval stamps. 3. In the Wall Types Schedule, sheet A100, identify required insulation type and R-value for each exterior wall type. 4. There are portions of solid framed exterior walls at the south side of one restroom, east side of both restrooms (the prefabricated cooler is not included as part of the building structure), and at clerestory height above the window walls that are not shown in the Wall Types Schedule. Please add these systems to the schedule (include in their descriptions framing, sheathing, insulation type and R-values, interior finish) and key them to the floor plan. Ref. 2018 IBC 107.2.1. 5. Please add thermal insulation to the furred shipping container wall types A, C and D on sheet A100 and indicate R-value at exterior walls, including wall between restrooms and walk-in cooler. See building review comment 5 below. Ref. 2018 IBC 107.2.1. 6. On the Floor Plan, sheet A100, show a dashed outline for the commercial kitchen hood in the “Hot Prep” area and note that at the Type D wall in this location the FRP finish shall be omitted and stainless steel finish applied to drywall per the kitchen equipment vendor’s detail 16/K8.2 to no less than 18” in all directions from the hood. Ref. 2018 IBC 107.2.1 and 2018 IMC 507.2.6 Exception 1. 7. The Finish Plan sheet A140 includes a Finish Schedule showing specified finish materials; however finishes are not keyed to the Finish Plan on this sheet so locations are not shown. Please add finishes to the plan. Also, be aware that kitchen vendor’s detail 16/K8.2 indicates “6” quarry tile” base under stainless steel flashing at the kitchen hood. Please coordinate. Ref. 2018 IBC 107.2.1. 8. Building plans and sections indicate that the entire north side of the proposed building (drive through service, dry storage, food preparation areas, janitor area) is comprised of cargo containers that will be modified and occupied for commercial activities, as well as nearly complete glazing of the other exterior walls. You must show full compliance with the 2018 IECC building thermal envelope requirements. Therefore, a. Submit a (passing) building envelope COMcheck showing that the design, utilizing cargo container(s) and extensive glazing for the exterior walls, meets all requirements of the 2018 IECC. The assembly descriptions and amounts of each shown in the COMcheck must match the architectural drawings. And be sure to include in the COMcheck the areas of uninsulated tube steel posts and beams for each wall orientation as they will be a source for serious heat gain due to thermal bridging in the harsh Tucson climate. Be aware that if the Department of Energy COMcheck program is insufficient to evaluate the hybrid envelope systems proposed, another modeling program may be required. As an alternative the design may be revised to comply with the prescriptive values of the IECC Tables C402.1.3 and C402.4, and the vertical fenestration area limitation of C402.4.1. b. Include Specifications for insulation, EIFS, TPO roofing, storefront (clerestory windows, fixed ground floor storefront and glazed entrances), and roll-up window walls on sheet A002. Include in each spec Section proposed manufacturers and models. And include the R-values (all insulation types, including EIFS system board insulation), U-factors and Solar Heat Gain Coefficients (windows, storefront, glazed garage door window wall units and entrances) that match what is shown in the passing building envelope COMcheck. If the COMcheck requires thermally broken frames to provide a passing grade, indicate this in the Specifications. c. Though glazing U-factors and SHGC are shown on sheet A500 in a boxed note, also indicate them in specifications Sections per comment 8b above. And, if this note is to be left on sheet A500, please modify the wording so that the U-factors and SHGC pertain to the entire window and door assembly and not just the glazing in the assemblies. d. Add thermal requirements for exterior metal exit doors 106 and 107 in doors and frames Specification, sheet A001. Label in Division 8 (2)(2.5) that exterior doors shall be insulated with (architect to select) material and match the U-factor for exterior door assemblies shown on the COMcheck. Also, delete “of interior doors” from 2.1 as these are exterior doors. e. Add to the windows, storefronts, and garage door type window walls Specifications the maximum air leakage rate for each assembly per 2018 IECC Table C402.5.2. 9. On the building sections, sheets A410 and A420, indicate insulation and their R-values for each exterior wall and roof system shown. The assemblies in the envelope COMcheck must match what is shown in the drawings. 2018 IBC 107.2.1. 10. On the building section 1/A410 show how the north wall of the cargo container (drive thru side) will be insulated to maintain integrity of the thermal envelope from the cargo container floor to the underside of roof deck/insulation of the independent roof system above the cargo container. As this condition extends across the entire north wall of the facility, provide an enlarged detail. 2018 IBC 107.2.1. 11. Please show in the documents how the garage door type window wall track assemblies will be sealed to achieve the mandatory air leakage rate of no more than 0.40 CFM/SF per 2018 IECC Table C402.5.2. 12. There are few exterior envelope basic details included in the drawing set. For example, how does the framed exterior clerestory wall with EIFS finish on the “Back Elevation” flash to the upper roof system and how is the roof overhang enclosed? How does the EIFS finish system for opaque exterior wall portions flash into the TS post and beam framing system? How will the cargo container roof be flashed into the prefabricated walk-in cooler? And how does the sloped metal roof over the restaurant portion flash into the corrugated metal siding of the “tower tube”? Please go through the drawing set and provide exterior envelope details that explain to reviewer and builder how this structure will be constructed and made water tight per 2018 IBC 107.2.4. Key all details to the plans and/or building and wall sections. 13. There are no exterior door, window, pass-thru window, storefront, or garage door type window wall jamb, head and sill details in this drawing set. Please provide all details required to explain to reviewer and builder how each of these assemblies will be installed. Ref. 2018 IBC 107.2.4. See also building review comment 11 above. 14. Please add materials notation to exterior elevations, sheets A400. For example, what are the large rectangular shapes with rounded corners on the “Front” and “Back” elevations? Are these signs or backing panels for signs? And if backing panels, how are these items detailed/installed? And if signs, what backing/support will be provided in the corrugated panel “tower tube” structure. Ref. 2018 IBC 107.2.1. 15. Please revise keynote 17 on sheet A410 to state “TPO roofing on R-<insert value> rigid insulation.” See building review comment 9 above. Ref. 2018 IBC 107.2.1. 16. Please revise keynote 12 on sheet A420 to state “Standing seam metal roof with 2”, R-<insert value> rigid insulation.” See building review comment 9 above. Ref. 2018 IBC 107.2.1. 17. The garage-door window wall door track is shown on the enlarged wall section A/A420 floating in space. How will these door tracks be supported and laterally stabilized in this tall space? Ref. 2018 IBC 107.2.1. 18. Please key enlarged wall section A/A420 to Building Section 1/A410 to clarify location for wall section. Ref. 2018 IBC 107.2.1. 19. On building section 1/A410 and enlarged wall section A/A420 the roof structure for the overhang does not look like structural detail 202/S4.1 for this location. The architectural drawings show the roof trusses abutting and top flush with top of TS beam while the structural detail shows the top chord of trusses spanning across the top of the TS beam. Ref. 2018 IBC 107.2.1. 20. In the architectural sections the deck should be raised to sit on the top of joists as shown by structural. And, is it your intent that the rigid insulation extend the width of the overhang as shown on these architectural sections? If so, structural will need to be modified to carry metal deck across overhang to support the insulation. Please coordinate. Ref. 2018 IBC 107.2.1. 21. On architectural Building Section 1/A410 the roof framing for the drive through and across the top of the cargo containers is spanning E-W while the structural Roof Framing Plan, sheet S2.2, shows roof framing spanning N-S. Please coordinate. Ref. 2018 IBC 107.2.1. 22. On sheet A500, the “101A, 101B, 101C Roll-Up Door” elevation shows a double swing exit door for each of these window walls that do not appear on the plans or building “Front Elevation,” sheet A400. It looks like this window wall elevation should reference the west “Side Elevation” rather than one of the assemblies on the Front Elevation.” However the dimensions to not match what is shown for this assembly on the Floor Plan. Please coordinate. Ref. 2018 IBC 107.2.1. 23. On sheet A500, the “103 Impact Door” elevation seems to be the elevation for assemblies 101A, 101B and 101C although the dimensions do not match what is shown on the Floor Plan. Also not assembly is noted as “103” on the Floor Plan. Please coordinate. Ref. 2018 IBC 107.2.1. 24. The structural calculations refer to soils report 190907 by Conforma Tech. Please submit a copy of this report for comparison with the structural calculations and details for foundations. Ref. 2018 IBC 107.2.1. 25. There is no detail for support of the metal roof deck at the bathrooms other than detail 218 on the Roof Framing Plan, sheet S2.2. Is it intended that the metal deck lie on top of the cargo container roof? If so, how will the edges apart from the side showing detail 218 be supported/fastened? Ref. 2018 IBC 107.2.1. 26. Indicate on the Roof Framing Plan, sheet S2.2, for how the kitchen hood located in the food preparation area inside a cargo container will be structurally supported. Provide materials and installation Specifications showing Code compliance with the 2018 IMC. Ref. 2018 IMC 106.3.1. 3. The Rooftop Unit Schedule, sheet M601, requires modifications. Information is missing regarding power requirements, and RTU i-3 is shown with nominal capacity as “5-ton”; however is noted in the mechanical COMcheck as “3-ton.” This is supported by the capacities shown in the schedule. And the outside design air temperatures are not correct for Tucson. The summer ambient db temperature is shown as 97-degrees F and the winter ambient db temperature is shown as 30-degrees F. However the ASHRAE design temperatures for Tucson are 105-degrees F summer and 32-degrees F winter. Please explain. It appears that these units were selected for a lower summer ambient temperature than is typical for Tucson? Ref. City of Tucson amendment to the 2018 IECC R302. 4. Provide heating and cooling load calculations to justify the capacities of equipment shown in the Rooftop Unit Schedule, sheet M601. Per the 2018 IECC C403.3.1 it is mandatory that the output capacity of heating and cooling equipment not be greater than the smallest available equipment size that exceeds the calculated loads. 5. Keynote 2 for HVAC Plan, sheet M101, refers reader to the kitchen drawings for the Type 1 exhaust hood KH-1 specifications & schedule. The schedule is found on sheet K10.1 however keynote 8 on kitchen hood detail 4/K8.1 leaves it up to the general contractor to provide an approved exhaust duct shaft. Coordinate with Architect regarding how the required fire-rating and clearances for the kitchen hood exhaust duct will be provided for in these documents. Ref. 2018 IMC 106.3.1. 6. No specification per 2018 IMC Section 506.3 for grease ducts is found in the kitchen equipment informational sheets. Please coordinate with the architect and kitchen equipment provider to ensure that grease duct specifications based on this Code Section are included in these documents for review. Ref. 2018 IMC 106.3.1. 7. Please coordinate with the architect to provide detail(s) for ducts, including Type 1 grease duct that penetrate roofs with single-ply roofing system. Ref. 2018 IBC 107.2.1 and IMC 106.3.1. 8. Please coordinate with the architect to provide a detail for ducts penetrating building exterior walls. Ref. 2018 IBC 107.2.1 and IMC 106.3.1. 9. Ducts located outside the thermal envelope shall be insulated with minimum R-8 insulation per 2018 IECC C403.11. Provide this information in these documents. 10. Add keynote 3 at the MAU on the HVAC Plan, sheet M120 since the MAU is not included in the equipment schedules on sheet M601 but is included on kitchen equipment sheet K10.5. Ref. 2018 IMC 106.3.1. 11. Mechanical note 2 on sheet K0.0 states “mechanically induced MUA must be provided for cooking and dishwashing exhaust hoods in conjunction with HVAC systems in order to supply 100% exhausted air.” And, per 2018 IMC 508.1” the amount of makeup air supplied to the building from all sources shall be approximately equal to the amount of exhaust air for exhaust systems in the building.” The total (mechanical) exhaust for this building is 1,400 CFM (KEF-1) + 110 CFM (EF-1) + 110 CFM (EF-2) = 1,620 CFM. And the total makeup air (mechanical) for this building is 1,120 CFM (MUA-1). The amount of supply air from MUA-1 does not appear to meet the intent of this Section of Code. Please confer with the architect, and kitchen equipment supplier to ensure that the referenced Code provision is met. 12. Please coordinate with the electrical engineer so that correct interconnection between exhaust fan(s) and MUA unit is achieved in regards to mechanical review comment 11 above. 13. Please explain how the restroom exhaust fans EF-1 and EF-2 will be controlled to limit recirculation of air to 10% of the airstream per 2018 IMC 403.2.1(4). Coordinate with the Electrical Engineer. 14. On the HVAC Plan, sheet M101, no supply air is shown for the restrooms. Provide instruction/method for introduction of supply air into these spaces.
