COMMENT: Provide setback dimensions for the proposed carport to both the south and west property line on the next submittal. Required setback from the street (west) is 20’ from the property line to the structure. Required setback for the side setbacks (south) is 6’ or 2/3 * H, whichever is greater, from the property line to the structure. H is measured from grade to bottom of carport.





COMMENT: If setbacks cannot be met for the south setback, a signed neighbor waiver is required to reduce the setback. The signed neighbor waiver MUST be placed on the site plan on the next submittal and needs to be signed by the owner of the property to the south of the project address.



The Neighbor signoff is written as follows



“My name is ________ and I am the owner of the property located at ________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Each detached structure requires a 3-foot fire separation distance (FSD) from the 3-foot fire separation line from the property line. Show not less than one-hour fire-resistive construction for the portion extending into the FSD, R302.1.
2. Roof (module) projections may not extend to a point closer than 2 feet from the property line. Provide compliance with R302.1 (City of Tucson Amended) by removing modules which overhang into the 2-foot distance.
