COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

01. COMMENT: Per UDC, Article 6.6.3.D, Accessory Buildings and Structure specifically within Residential Zones, The total gross floor area of all accessory structures shall not exceed 50% of gfa of the principal structure (single family residential).

02. COMMENT: In order for the principal structure, garage, and workshop to be considered attached, the attachment must be 5’ wide and solid; this is to ensure accessibility for fire personnel.

03. Address the structure currently existing in the proposed building footprint. Demolition of this structure will require a separate permit.

04. COMMENT: Include the heights of the structure addition on all sides (North, South, East, West). Per UDC, Article 6.4.4 Height, The building height is measured from the design grade elevation to the highest point of the building wall. If the structure is detached, the maximum height it 12’ and if the structure is attached, the maximum height is 25’.

05. COMMENT: Provide the lot coverage calculation, including any area of a building, vehicle use areas (improved or unimproved), and storage areas per UDC Article 6.4.3 Lot Coverage and Site Coverage. Per UDC Article 6.3-2.A, Dimensional Standards for R-1 Zone, the maximum allowable lot coverage percentage is 70%, ensure the site is below this number.

06. COMMENT: Demonstrate a breakdown of the structure’s square footage on the site, either within the footprint of the buildings or within the lot coverage calculation.

07. COMMENT: Provide the zoning designations of all the surrounding adjacent properties.

08. COMMENT: Provide the legal description of the property (I.e. the subdivision name and lot number).

09. COMMENT: Include actual setback dimension from the eastern property line to the new building wall, following the Rules for Measurement of Perimeter Yards, 6.4.5.B.4.
