PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Remove all notation indicating “approved” without an inspector’s dated report.

FOUNDATION PLANS:

1. Indicate the direction of slope for the garage slab, R309.1.
2. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 and show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5.
3. Locate and detail all footings (R401.2). Add a footing and post base at the storage room center post. Show size and reinforcement.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan with window headers sized with appropriate load carrying capacity, R301.1.
2. Show beams sizes with appropriate load carrying capacity, R301.1. Both garage (3-2x8) beams are undersized.

ELECTRICAL PLANS:

1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. Notate “dedicated” on the plan.
