This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update General Note #2. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. Replace the stamps with currently unexpired dates. Provide ΒΌ" = 1' scaled drawings with legible notation (minimum 3/32" lettering) following the guidelines posted at Residential Plan Requirements & Checklist on https://www.tucsonaz.gov/pdsd/residential-permits Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. 06/04/2020 | IMONSHI1 | ZONING | REVIEW | Approved | FROM: Iman Monshizadeh PDSD Zoning Review Section T20CM01805 - Garage Remodel (1st Review) - 2334 S FORREST AV COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 01. COMMENT: Prior to the approval of the garage remodel the structures need to be permitted. There was a permit filed for the structures in 2003 which saw it approved by all PDSD reviewers but the inspections were never called out so the permit was expired. You can use the current permit to also permit the structures themselves, revise the permit application to addition plus remodel. Since it was approved once by reviewers there should be no issues to getting the structures and the remodel approved.
