TRANSMITTAL DATE: March 20, 2020 The development package has been reviewed by the Zoning Review Section for minimal compliance with the Administrative Manual Section 2-06. It has been determined that the submitted plans do not provide sufficient information to complete a plan review. The following items need to be addressed prior to re-submittal. 1. Under "GENERAL ZONING ANALYSIS" provide the proposed use. This use should be Residential Care Services, Adult Care or Physical and Behavioral Health Services: Unlimited # of Residents subject to Use Specific Standards 4.9.7.J.3.d, .4, & .8 and 4.9.13.O. 2. Per UDC 7.9.7.J.8 The maximum permitted lot coverage is 60%. The minimum required setback from all interior lot lines adjoining residential zoning is 20 feet. The minimum required lot size is one and one-half acres, with the following exception. Exception: There is no minimum lot size requirement for Residential Care Services uses in the R-3, C-1, C-2, C-3, OCR-1, and OCR-2 zones. Provide a lot coverage calculation on the plan, see UDC Article 6.4.3. 3. As a note, provide calculations on the number of vehicle parking spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. 4. The accessible vehicle parking spaces shown on sheet A1.11 do not appear to meet the requirements of 2018 IBC Chapter 11 and the ICC A117.1-2009. Although it is not a requirement to upgrade the accessible vehicle parking spaces it is strongly recommended. Provide metering faucets for the public lavatories, dispensing a maximum of 0.25 gallons per metering cycle (not 0.25 GPM). Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 3. Tucson Water records indicate that the water pressure for this address will range from 78 to 85 PSI. Provide a water pressure regulator conforming to ASSE 1003 or CSA B356 to limit the water pressure to 80 PSI or less. Reference: Section 604.8, IPC 2018. 4. Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves (e.g. dishwashers). The pressure-absorbing devices shall conform to ASSE 1010; an air chamber is not acceptable. Reference: Section 604.9, IPC 2018. 5. The discharge temperature of the proposed dishwasher will be greater than 140 degrees Fahrenheit; show that the temperature rating of the drainage pipe material is suitable for the highest temperature of the wastewater or provide a drain water tempering kit with the dishwasher. Reference: Section 702.5, IPC 2018. 6. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018. 7. Based on Table 402.4(2(, IFGC 2018, the size of the pipe serving P27 should be 1-1/4" (240 MBH @ 200 feet TDL). Reference: Sections 402.1 and 402.3, IFGC 2018. 8. Revise the configuration of the natural gas sediment trap, as shown in detail 5/P6.00 to comply with the requirements of Section 408.4, IFGC 2018 (i.e. the sediment trap is to be located downstream of the appliance shutoff valve, as close to the appliance as possible and the flow of the gas not proceeding straight along the run of the tee). |
