This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. The latest aerial satellite imagery shows 3 additional structures on site that are not reflected on the site plan. All appear to have been added to the site within the last 5 years without proper permits. All structures on site need to be reflected on the site plan. Detached accessory structures (sheds) are limited to less than 50% of the gross floor area of the main structure. They must also be less than 12 ft in height and located a minimum of 6 ft from the adjacent property line. Setback requirements in this zone is 6 ft or 2/3 the wall height, whichever is greater. Total lot coverage is limited to 70%. 2. Provide an updated site plan and demonstrate compliance with the standards. Additional comments may be forthcoming.
