The carport extension plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. The site plan shall be drawn at an engineering scale, i.e. 1" = 10'

2. The lot coverage calculation does not appear to be correct. Per UDC Article 6.4.3.B.3.b the shed should be included and the pool is not included.

3. Provide a street perimeter yard setback from the proposed carport addition to the street property line along Creek St. The minimum street perimeter yard setback is 20'-0"

4. Per UDC 6.4.5.C.1.b Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet. That said the street perimeter yard setback shown from the proposed carport addition to the street property line along Hearthstone Dr is required to be 10'-0", proposed is 4'-8" a Design Development Option (DDO) will need to be processed and approved prior to approval of this plan. 5. The street dimensions shown are not correct. Creek Street dimension from the centerline of the street to the face of curb is 19'-0", dimension from face of curb to property line is 11'-0". Hearthstone Dr. dimension from the centerline of the street to the face of curb is 24'-0", dimension from face of curb to property line is 21'-0".

6. Remove all of the neighbor signoffs from the plan as they are applicable to this project.
