TRANSMITTAL DATE: March 12, 2020 DUE DATE: March 20, 2020 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 01.COMMENT: The Eastern perimeter yard street setback is 10 feet. Per UDC, Article 6.4.5.C.1, Established Area Street Perimeter Yard Setbacks, where a lot abuts more than one street the owner chose which street lot line is the front yard. The front yard setback shall be 20 feet or one and one-half the height of the proposed wall, the greater applies. From other than the front lot line, the street perimeter yard is ten feet. 02.COMMENT: Address the structures on the North corner of the property (storage sheds) and along the Eastern property line (canopy). These structures are built to the property line and are not meeting setback requirements per UDC, Article 6.4.5, Rules of Measurement for Perimeter Yards. The unpermitted structure East of the house (the canopy) must be removed, as it is not meeting building code standards. See following comment addressing the structures along the Northern property line. 03.COMMENT: The unpermitted structures along the Northern property line must be permitted for compliance if these structures are to remain. Since these are not meeting setback requirements, these will require an adjacent neighbor sign-off per UDC Article 6.6.2, Accessory Buildings and Structures. The application for these structures can be processed with this permit application. The Northern and the Western adjacent property owner's waiver statement must be added to the site plan and the following statement can be used: "My Name is _______ and I am the owner of the property located at ___________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _______ Date: _______" 04.COMMENT: Correct the setback note to state the setback is either six feet (6') or two-third the height (2/3(H)) of the wall, the greater of which applies as the setback. Based on the 10'2" height, the Western property line setback shall be 6'9". 05.COMMENT: Include dimensions to the new structures on the site plan (i.e. porch, carport and storage). 06.COMMENT: Per UDC Article 6.4.3 Lot Coverage and Site Coverage, the lot coverage calculation needs to include the vehicular use areas as well as any enclosed structure on the site. Delineate the vehicular use area and the area needs to be included in the lot coverage calculation. Once permitted for compliance, include all other structures in the lot coverage calculation as well. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. STRUCTURAL PLANS: 1. Show beam sizes with appropriate load carrying capacity, R301.1. The carport center beam and the end beam with 2 x 6's requires upgrading.
