This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FOUNDATION PLANS: 1. Provide a Garage wall detail showing a 6" minimum separation of exterior siding or sheathing above finished grade, or 2" above exterior concrete surface, R317.1 item 5. . This may require a design with concrete stems. SECTIONS - DETAILS: 1. Show a cross-section detail of the new exterior wall, R106.1.1. Show minimum ½" diameter anchor bolts and treated sill plates, R602.10.8 & R403.1.6. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 3. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed. 4. Show the location of each outlet for the remodeled area, E3404.12. Include receptacles, switches, lights and smoke detectors. 5. Show receptacle outlets at wall spaces 2' or more with no wall point (exclude door openings) more than 6' from a receptacle outlet, E3901.2. 6. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 7. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
