The west side of the building is 8" from the property line. The allowable setbacks in the R-1 zone are 6' or 2/3 the height of the building, whichever is greater. A board of adjustment variance is the only application that can reduce the required setbacks under 1'. The applicant has the following options: a. The applicant can demonstrate that the structures on the west side of the property are 1' or greater from the property line and apply for a Design Development Option (DDO). b. The applicant can apply for a variance to reduce setbacks to 8". c. The applicant can remove the structures that are in question. The application information for a variance can be found at the following web address: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf If the applicant decides to apply for the board of adjustment variance, the following is a transmittal for that application: PROJECT: T20CM01053 7310 E Princeton Dr. COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1). This site is located in the R-1 zone (UDC 4.7.9). Single-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6, .9 & .10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The applicant is proposing to reduce the side perimeter yard setbacks from 6'-4" to 8", based on a wall height of 9'-6", as measured from the WEST property line.
