03/09/2020 ERIC NEWCOMB BUILDING-COMMERCIAL REVIEW Reqs Change 1. Sheet C1; Code Analysis (Occupant Load): The calculated occupant load of 6.3 should be rounded up to 7. Please revise.
2. Sheet C1; Code Analysis (Tenant Occupancy): This tenant unit is considered a Live/Work occupancy classification per the IBC Section 419. The limitations Section 419.1.1(4) indicate not more than 5 nonresidential people can occupy the nonresidential area at any one time. Please verify and indicate on the drawings. This is a change of use from a restaurant (coffee shop) to a business (B).
3. Sheet C1; Egress Plan: Per the IBC Section 1017.3, the exit access travel distance shall be measured along the unobstructed path of horizontal and vertical egress travel to an exit. Please revise.
4. Sheet C1; Code Analysis (Automatic Sprinklers): The Code Analysis indicates no automatic sprinklers. The IBC Section 419.5 indicates the unit shall be provided with a monitored fire alarm system (907.2.9) and an automatic sprinkler system (903.2.8). Please provide as required.
5. Sheet C1; Code Analysis (Tenant Occupancy): The Code Analysis indicates a B occupancy on the first floor. Per the IBC Section 419.2, the Live/Work unit shall be classified as an R-2 Group. Please revise.
6. Sheet C1; Accessibility: Per the IBC Section 1107.6.2, the nonresidential portion is required to be accessible. Please verify all requirements of the IBC Chapter 11 are met.
7. Sheet C1; Code Analysis (Exit Access Travel Distance): The analysis indicates 200 feet maximum (nonsprinklered), but since automatic sprinklers are required, this distance can be revised to 250'.
8. Sheet C1; Code Analysis (Corridor Protection): Table 1018.1 is referenced. Please revise this to the IBC Table 1020.1.
9. General: The value of this project should be revisited for the added labor and materials for the Live/Work unit.
10. General: If there is a document indicating this Live/Work unit is not required to meet the standards listed in these comments, please indicate that on these drawings.
11. General: With the change of occupancy (see the definition in Chapter 2 of the International Existing Building Code), the requirements of Chapter 10 of the IEBC must be followed. Please verify on the drawings.
12. General: Please provide written responses to all review comments.
