This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Consolidate pages of construction plans into a single file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. SECTIONS - DETAILS: 1. Show exterior wall framing with minimum ½" diameter anchor bolt extending 7" into the continuous foundation with #4 rebar, R602.10.8 & R403.1.6. Update detail #1 on A-2. 2. Show 1" air space between sheathing and veneer R703.8. PLUMBING PLANS: 1. Notate and specify all piping sizes, P2608. Include existing building sewer pipe. 2. Show the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. 3. Show a two-way cleanout at the building exterior, P3005.2. 4. Provide branch drain pipes in accordance with Table P3005.4.1. 5. Show an individual vent diameter not less than one-half the required drain diameter, but not less than 1-1/4", P3113. MECHANICAL PLANS: 1. Provide a Mechanical Plan for review, R106.1.1. 2. Provide heating facilities in all habitable rooms, R303.9. 3. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. 4. Show dryer vent size and location for venting to exterior, M1501. 5. Show bathroom (without a window) exhaust fan locations with minimum 50 CFM rating and duct to the exterior, R303.3 and M1505. ELECTRICAL PLANS: 1. Update all code references to the current adopted 2018 IRC code. 2. Provide a panel schedule, E3602.1 & E3706.2. 3. Show the location of each outlet on the Electrical Plan, E3404.12. Include the water heater with a circuit sized consistent with the manufacturer's spec. 4. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6. 5. Show one 20 AMP branch circuit in the laundry area; this circuit may not serve other locations, E3703.3 and 3901.8. 6. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Update note "bedroom" limitation. 7. Protect extended branch circuits with combination type arc-fault circuit interrupters, or an AFCI type receptacle at the first outlet on the branch circuit, E3902.17. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. | 02/11/2020 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: Steve Shields Section Manager PROJECT: T20CM00907 3313 E Lee Street Carport Addition and Remodel Residential (1st Review) TRANSMITTAL DATE: January 6, 2020 The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Provide a plot plan that meets the requirements of found at https://www.tucsonaz.gov/pdsd/all-application-forms-submittal-requirements. 2. It does not appear that the proposed attached carport meets the front street perimeter yard setback. Per Unified Development Code (UDC) Article 6.4.5.C.1.a Within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater. Until a plot plan is provided this setback cannot be verified. 3. It does not appear that the proposed attached carport meets the west side perimeter yard setback. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line. 4.
