This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. The site plan shall be drawn at an Engineering scale, i.e. 1" = 10', 2. Provide the zoning for the surrounding parcels on the site plan. 3. Provide a street perimeter yard setback from the proposed carport to the street property line. 4. Provide a dimension from the center line of Lee street to the curb and a dimension from the curb to the street property line. 5. The site plan shows a 30' street perimeter yard dimension from the existing porch and also shows a 30' street perimeter yard dimension from the existing carport. Based on the most current aerial photos this is not possible for both to have the same perimeter yard setback. 6. Provide a full layout of the entire home so that the total number of bedrooms can be verified, see Unified Development Code (UDC) Article 4.9.7.B.7. 7. These plans are extremely messy and difficult to read. Clean up the drawings prior to resubmittal. 8. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of the yard water line from meter to building, R106.1.1. Show the pipe size for verifying any necessary upgrades. FLOOR PLANS: 1. Show the existing bedroom windows, R106.1.1. One window is shown to be enclosed. Show the size of a window needed for egress in compliance with R310. PLUMBING PLANS: 1. Provide a complete fixture unit schedule, P2903.6. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Show supply ducts with minimum R-8 insulation (includes vented attics) except when completely located inside the thermal envelope, N1103.3.1. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Provide an electrical riser diagram, E3403. Notate the grounding and bonding method, E3607. 2. Protection of all new and extended 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors require combination type arc-fault circuit interrupters, E3902.16, E3902.17. 3. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
