PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. The dayroom as currently shown is a code defined sunroom without insulation, heating or cooling and covered openings to the mobile home (doors and windows). A living space requires code compliant insulation and heating (cooling is optional) and requires a permit when installed (this permit or a future permit).
2. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

FOUNDATION (sheet #3):

1. Show the porch post locations, R403.1.1.
2. Show the beam size between each post (BOTH SIDES).
3. Clarify if the porch floors are slab on grade or raised wooden surface.

FLOOR PLAN (sheet #4):

1. Show all mobile home doors and windows adjacent to the new construction. Identify all rooms of the mobile with opening into the proposed room for verifying that required bedroom egress is not affected, R106.1.1.
2. Show the location of stairs for entering the new structures with floors above grade, R106.1.1.

SECTION DETAIL (sheet #7):

1. Show the porch post base footing type and anchor bolt size, R403.1.1.
