This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The dayroom is a code defined sunroom without heating or cooling. The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Provide consecutive sheet numbers on each construction drawing, R106.1.1 SITE PLAN: 1. Indicate the location of the proposed room and porch. Show utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Show or notate a 6” minimum separation of untreated exterior posts above finished grade or metal post base with 1” space above concrete, R317.1.4 exception 1. 2. Provide a plan showing the location of each footing type, R403.1.1. Show pad foundation for point loads at porch post locations and a continuous stem foundation at bearing wall locations. FLOOR PLANS: 1. Identify all rooms of the mobile with opening into the proposed room for verifying that required bedroom egress is not affected, R106.1.1. 2. Show the location of stairs, R106.1.1. STRUCTURAL PLANS: 1. The integrity of the existing structure requires verification for supporting the new loads. A structural foundation report may be submitted with a registered Arizona engineer seal on the design, R301.1.3. Or provide an independent foundation and remove the red head anchors from the block skirting. 2. Remove the roof rafter from structural support at the aluminum flashing. SECTIONS - DETAILS: 1. Show a cross-section detail of the new exterior wall, R106.1.1. Show exterior wood siding, sheathing and wall framing with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. 2. Notate or detail interior wall and ceiling covering (1/2” GWB), R702.3. 3. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural. ELECTRICAL PLANS: 1. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 2. Show the switch location for illuminating all habitable rooms, E3903.3. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
