| 09/04/2020 | MALLORY RESS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: Mallory Ress Planner PROJECT: T20CM00701 2640 N 15TH AV CARPORT ADDITION TRANSMITTAL: Date 9/4/20 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). The applicant is proposing a 2-foot setback to the north property line. With a wall height of 8’6" to natural grade, a 6-foot setback is required. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). The DDO process may only be used to reduce the driveway length to a carport, and not to a garage (UDC Section 3.11.1.B.4). The applicant is proposing a front facing attached carport with a wall height of 11’1" to natural grade facing the street perimeter (west) lot line. An 8’ setback is proposed to the west lot line and a 20’ setback is required. DDO is required. Note, see Residential review comments as proposed fire rating is required. Plans may change and DDO comments may need to be updated. |
