Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

MECHANICAL PLANS:

1. Provide (an HVAC system with) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1507.3. Show the system and flow rate on the plans.
2. Show the kitchen exhaust fan minimum 100 CFM rating, M1505.

04/01/2020 MARTIN BROWN FIRE REVIEW Reqs Change Per the adopted fire code, this building will require a fire flow (amount of water available from the nearest hydrant) of 2000 GPM at 20 psi. Call Richard Herran at Tucson Water and request a modeled fire flow for this address. If the fire flow is insufficient, a residential fire sprinkler system will be required. Either a copy of the modeled fire flow from Tucson Water indicating fire flow can be met shall be included in this submittal, or a note shall be added to the cover sheet stating fire sprinklers will be installed. Fire sprinklers are always a deferred submittal.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The new SFR plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.B.6, .8, & .9.

Previous comment 1. Provide City approved documentation for the required subdivision. It appears that some type of subdivision is proposed. As the original parcel has been split at least twice for a total of 3 parcels a minor subdivision will be required. This subdivision will need to be approved prior to approval of the building plans.

Previous comment 4. This comment was not addressed correctly. The zoning for the parcels to the south and east is not RX-1 and should be listed as SR. Provide the zoning for the surrounding parcels on the site plan.

Previous comment 5. This comment was not fully addressed, provide the rezoning conditions on the plan. Provide the rezoning case number, C9-19-08, adjacent to the title block near the lower right corner of the plan. Also provide general note on the site plan that states the rezoning case number, dated of approval, and list all conditions of the rezoning.

Previous comment 6. This comment was not addressed some type of easement of agreement will need to be recorded for access to the southern parcel. Based on the site plan and the most current aerial photos there appears to be access being provided across this proposed parcel. If this access is to remain some type of access easement or access agreement is required. Once the easement or agreement is recorded provide the recordation information on the site plan.
