This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in the bedroom and outside in the immediate vicinity. 2. Clarify if the sub-panel is existing or proposed, E3705.5. The riser diagram is not consistent with the plan notation. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. | 01/28/2020 | STEVE SHIELDS | ZONING | REVIEW | Passed | PDSD TRANSMITTAL FROM: Steve Shields Section Manager PROJECT: T20CM00609 1102 W Sonora Bedroom Addition to Accessory Structure Residential (1st Review) TRANSMITTAL DATE: January 28, 2020 The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide the zoning for the surrounding parcels on the site plan. 2. Based on the most current aerial photos there appears to be several accessory structures located near the northwest corner of the parcel. If these structures are still on site they need to be shown on the plan and included in the lot coverage. 3. Show a dimension from center line of both streets to the curbs and a dimension from the curb to property line. 4. Provide documentation that the existing 216 SF accessory structure was approved as habitable space. 5.
