BUILDING - COMMERCIAL
1. Please respond to all review comments in writing, citing Code references to justify designer's position where disagreement occurs with the review comment.
2. There appears to be no formal agreement at this time with the Pima County/ City of Tucson Historic Plans Review Committee regarding the work regarding the façade of this existing structure. Please submit an approval letter that would allow you to proceed with the proposed façade work.
3. On sheet G-02 the imaginary line between buildings on this same lot is shown 3'-0" from the existing structure being reviewed on the east and south sides. The existing adobe wall is labeled "(E) 1-hour fire-rated adobe wall" and there are existing window and door openings. Please provide justification for the existing adobe walls being 1-hour fire-rated.
4. On sheet G-02 under "gross floor area" it is noted that the 2nd floor has an area of 1000 SF. While there is no work planned for this floor, this entire building on the ground floor and exterior is being rehabilitated, including an addition and new bathrooms. Please show in these documents what the 2nd floor area will be used for and show that only a single exit is required for this 1000 SF space.
5. Per 2018 IECC On sheet A-04, exterior walls of the new addition are not prescriptively insulated in accordance with the 2018 IECC Table C402.1.3. Either provide continuous R-5.7 insulation or a building envelope COMcheck showing compliance with the energy code.
6. Either in the specifications, sheet G-03 or the door and window schedules, sheet A-12, specify the U-values and SHGC required by the 2018 IECC Tables C402.1.2 and C402.3 for new doors, windows and storefront in exterior walls.
7. On sheet A-13, the accessible toilet compartments shall match what is allowed by Fig. 604.9.3.1(a) or (c) of the ICC/ANSI A117.1-2009. Either move the compartment door to 4" from the sidewall and relocate the toilet to the opposite side wall per configuration (a) or extend the compartment wall and swing the door into the compartment per configuration (c).
8. On toilet room elevations 4, 12, 18 and 23, sheet A-14, show the vertical grab bar at toilet sidewalls per ICC/ANSI A117.1-2009 Fig. 609.5.1.
9. On ramp elevation/section 13, sheet A-15, the handrail extension at the bottom of the stair run shall extend the same width of the stair tread from the bottom step nosing per ICC/ANSI A117.1-2009 Fig. 505.10.1. Please indicate this on the drawing.
10. Detail 6/A-18 (wall type F) show a new exterior wall attached at the base to a concrete slab. As shown the weep screed does not comply 2018 IBC 2512.1.2 requiring weep screeds to be located at or below the foundation plate line and minimum 2" above paving. Add a minimum 2" high concrete or masonry curb to accommodate this Code section.
