PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

1. Provide legible drawings with black details and lettering.
2. Update the overtype at note #20 & 21 sheet R3.

SITE PLAN:

1. Indicate the location of water and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service lines for verifying correct sizes and necessary upgrades.
2. Change the proposed building notation from Addition to Unit #2.

FLOOR PLANS:

1. Individual dwelling units in duplexes must be separated by 1-hour fire-resistance rated assemblies from floor to bottom of roof sheathing, R302.3. Provide a detail or notation showing compliance with R302.3. Identify materials.
2. Individual dwelling units in duplexes must be separated by a fire rated wall from floor to bottom of roof sheathing without opening other than limited utility penetrations, R302.4. Remove the door opening in the wall separating the units.
3. Garages (existing structure ?) beneath habitable rooms (bedroom and bath) require separation from all overhead habitable rooms by not less than 5/8” type X gypsum board or equivalent. Also, ½” GWB is required on supporting walls, Table R302.6.

STRUCTURAL PLANS:

1. Provide fastening methods between the second story to the existing supporting structure for determining performance compliance of a foundation and uplift forces, R301.1. Provide a prescriptive load carrying design, or an engineered analysis. Clarify the North and South Elevation on sheet R2 and detail #2/R3 for the unidentified structural support.

PLUMBING PLANS:

1. Show an individual water heater for each dwelling unit, P2801.1.
2. Provide the water pipe diameter between the meter and dwelling shut off valve in compliance with P2903.7.
3. Clarify the pipe diameter at the point of connection of the new cold water line to existing service pipes. Existing water pipes may require replacement with larger sizes for controlling excessive water flow rates, P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.
4. Relocate the graywater notations to the bathtub drain.
5. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain, Ordinance #10579/11089

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal.

ELECTRICAL PLANS:

1. Show service panels on a Riser Diagram for each building, E3403. Show a new meter base (unit #2) adjacent to the existing (unit #1).
2. A feeder is required for serving the proposed dwelling exterior to the existing dwelling, NEC 225.30 and E3403. Relocate from the attic to on the roof or underground around buildings.
3. Revise the electrical load calculations following Table E3602.2 for sizing the general usage loads. Show 3 watts per square foot of floor area.
