This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. Include the water yard pipe size. FOUNDATION PLANS: 1. Locate and detail all footings (R401.2) for the following: stair pads; bearing locations. 2. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. 3. Show minimum footing depth and width required for two story construction, R403.1.1. FLOOR PLANS: 1. Detail and specify stair width (min 36", R311.7.1), rise and run (min. 10" tread depth, 7 ¾" max. riser height, R311.7.5), landing width (R311.7.6), handrail height (R311.7.8.1). 2. Provide a guardrail height (R312.1) and intermediate rail spacing (R312.2) for the deck. 3. Show the location of a minimum 22" x 30" attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30" of headroom or containing appliances, R807.1. STRUCTURAL PLANS: 1. Provide a lateral analysis for the second story structure without wall or diagonal bracing, R301.1. Provide an engineer's calculation, design and seal on the report. SECTIONS - DETAILS: 1. Show a footer detail of the 6x6 post shown at section 2/R3, R106.1.1. 2. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show hot water pipe with minimum R-3 insulation, N1103.4.2. Show compliance with the maximum length of hot water piping shall not exceed 50', IPC607.2. 2. Provide protection of (indoor rated) equipment located outdoors with an exterior rated Tucson Water Department limits 5/8" water meters to a maximum of 11 IRC fixture units or 15 gallons per minute. Show a ¾" water meter upgrade. 3. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1" service pipe is required for supplying water to more than 9.5 fixture units. MECHANICAL PLANS: 1. Provide (an HVAC system with) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1507.3. Show the system and flow rate on the plans. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. The deferred calculations must be approved through revision process prior to mechanical inspections. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. Show a smoke alarm on each story of the dwelling, R314.3.3. 3. Provide a panel schedule consistent with approved appliances, E3602.1 & E3706.2. Remove the range circuit (zoning non-compliant). OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Per the fire code table B105.1 the required water flow would be 1750 gallons per minute. Provide documentation of water supply meeting the required water flow. Alternatively the instalation of a automatic sprinkler system would reduce the required water flow by 50%. |
