Miles Street R-2 Zoning TRANSMITTAL: January 30, 2020 COMMENTS: The following comments are for the purpose of applying for a variance before the Board of Adjustment (UDC Section 3.10.1). This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The owner has chosen to apply for a Board of Adjustment variance to UDC Article 6 section 6.6.3.D. 1. Comment: The proposal is for a detached solar panel parking structure in the rear yard and side street location. 2. Comment: Per the approved building plans (on Micro film at PDSD - film # 9-70-06) the square footage of the living areas of the duplex is 1,390 SF. 3. Comment: Per UDC Article 6 section 6.6.3.D, a detached accessory structure may not exceed 50% the GFA of the principal structure. The proposed freestanding ground mounted solar structure is 740 SF. The solar structure, 740 sf / 1390 sf = 53.2%. The proposed structure is greater than 50% the size of the principal structure. 4. Comment: Zoning will not be able to approve the proposal until the B of A application process is completed and a decision rendered. If the B of A variance request is successful and approved as proposed, list the B of A case number in the lower right corner of all plan sheets. As a general note on the cover sheet, list the B of A case number, variances requested, date and conditions of the approval. (In order to avoid additional delays for zoning approval assure that all zoning comments are addressed on the next submittal of the plans.) 5. Comment: List the principal structure square footage as a note on the cover sheet. 6. Comment: list as a note the overall square footage of the solar canopy as dimensioned on the cover sheet. 7. Comment: List the square footage of the existing detached storage structure. 8. Comment: List as a note the Zoning of the parcel and label the adjacent zoning around the subject parcel. |
