TRANSMITTAL DATE: January 21, 2020

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.


01. COMMENT: Per the approved building plans (on Micro film at PDSD - film # 9-70-06) the square footage of the living areas of the duplex is 1,390 SF.

Per UDC Art. 6 section 6.6.3.D, an accessory structure may not exceed 50% the GFA of the principal structure. The proposed freestanding ground mounted solar structure is 740 SF. The solar structure is greater than 50% the size of the principal structure.

The options are;
a. reduce the size of the solar structure to less than 50% of 1390 SF,
b. attach the solar structure to the principal structure with a minimum roof attachment that is five in width and supports a 20 LB. live load (cannot be a trellis),
c. or apply for a Board of Adjustment variance to exceed the 50% SF.


02. COMMENT: On sheet 4, label the overall and the midpoint height of the solar structure.


03. COMMENT: Resubmit the plans for review and include a response memo detailing how the zoning comments were or will be addressed.
