02/04/2020 PIMA COUNTY BUILDING-COMMERCIAL REVIEW Reqs Change 14. The stair plans and sections sheet A305 require additional notation and dimensions. Note all materials, show railing and guard heights, add riser height and tread depth string dimensions on plans and sections. Ref. 2018 IBC 107.2.1.
15. On sheet A305 please show all required handrail extensions at each landing on plans and sections/elevations per ICC/ANSI /A117.1-2009.
16. On bathroom elevations, sheets A404 and A405, show vertical and horizontal grab bar dimensions for locating backing in walls per Inclusive Design Ordinance and ICC/ANSI A117.1-2009.
17. Exterior bearing walls for construction type VA shall be 1-hour fire-rated per 2018 IBC Table 601. Wall type 6 is used for exterior bearing walls on the floor plans, A100 sheets. Please provide the U.L. design for the exterior wall shown as wall type 6 on sheet A501. See also Building review comment 20 below for required information in the drawing set.
18. Exterior wall type 8 on sheet A501 references UL Design U465 for the required 1-hour fire-rating. The detail on sheet A501 does not match the UL system which has drywall on both sides of metal studs. Either add drywall to the exterior side per U465 or select another UL system. See also Building review comment 20 below for required information in the drawing set.
19. Please explain how the exterior wall and structural framing will maintain the 1-hour fire-rating required for construction type VA at all balconies and at building overhang/canopy at south and west walls of building 1. It is not clear from details on sheets A501 and A502 that the rating is accomplished. Ref. 2018 IBC 107.2.1.
20. Either expand notation for detail 3/A502 to describe exactly what is required for UL Design L569 (and identify which L569 system you intend to match), or, print the UL design from the UL handbook on one of the sheets in the set, identifying which system is to be used. Coordinate with structural to achieve both structural requirements and fire-rating per a tested and listed design. Ref. 2018 IBC 107.2.1.
21. Both roof details 1 and 2/A502 shall identify the roof as 1-hour fire-rated. Reference a different UL design than L522 that matches what is shown in the structural and architectural drawings. L522 is a floor-ceiling system that does not match what is shown in the details. Coordinate with structural to achieve both structural requirements and fire-rating per a tested and listed design. Ref. 2018 IBC Table 601 and Section 107.2.1.
22. The submitted building envelope COMcheck requires exterior fiberglass doors with a U-value of 0.30 and SHGC of 0.25. Please confirm that the specified storefront meets this requirement and either add this to Specification 08 4313 or revise the COMcheck. Ref. 2018 IBC 107.2.1.
23. The submitted building envelope COMcheck requires aluminum storefronts have a U-value of 0.170. Please confirm that the specified door meets this requirement and either add this to the Performance Requirements of Specification 08 1613 or revise the COMcheck. Ref. 2018 IBC 107.2.1.

1. COMMENT: Zoning cannot approve the building plans until DP19-0288 has been approved and PDSD Commercial Plans reviewers have approved the building plans.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the DP.

3. COMMENT: Once the plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning has verified consistency with the approved DP, the building plans can be approved by zoning.
