Cite Code references to justify deviations from review comments. Please include a narrative on sheet C.1, “Scope of Work.” Ref. 2018 IBC 107.2.1. In the Code Review, sheet C.2, item 1 “Occupancy Group (per IBC Chapter 3)” none is given and no room labels are provided on any architectural sheet to show what they are used for. However. The Electrical Work Plans show seating, stage and sound booth indicating that this space should be classified at A-3 (place of religious worship, community hall, etc.) per 2018 IBC 303.4. Under Code Review, sheet C.2 item 2, this building is indicated without automatic sprinklers. However, per 2018 IBC 903.2.1.3(2) stories containing A-3 occupancies having a fire area with an occupant load of more than 300 persons shall be protected throughout with an NFPA 13 fire sprinkler system. Per item 4 of the Code Review and occupancy of classrooms shown on the Egress Plan the occupant load of this building is 918 persons; therefore a sprinkler system is required. In lieu of providing a sprinkler system submit the approved drawings used to construct this building without sprinklers. |
