COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-2 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct a second unit on their property. The property fronts Tyndall Ave for setback purposes. Structure meets setbacks and is considered compliant in the R-2 zone.

NPZ approval required prior to zoning approval.
