02/21/2020 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet G1; Mezzanine and Ground Level Floor Plans: The City of Tucson requires all lettering (upper and lower case) to be a minimum of 3/32" in height. Please revise the travel distances. 2. Sheet G1; Mezzanine and Ground Level Floor Plans: Per the IBC Section 1017.3, travel distance measurement must be along horizontal and vertical paths. Please revise those measurements on the plans. 3. Sheet G1; Ground Level Floor Plan: Adjacent to the tasting room, there is a small Storage Room and a Break/Storage Room that do not indicate an occupant load. Please provide on this sheet. 4. Sheet G1; Ground Level Floor Plan: The Tasting Room requires two exits, and the south exit goes through the Storage/Manufacturing area. Per the IBC Section 1016.2(5), egress shall not pass through storage rooms. This is an existing condition, but must be addressed with an appeal to the Building Official. 5. Sheet G1: Per the IBC Section 107.2.6, a site plan must be submitted with the various requirements addressed. Please add a site plan to this set of drawings. 6. Sheet G1; Ground Level Floor Plan: Please indicate the main entrance for this building and include the path of exit discharge to the public way per the requirements of the IBC Section 107.2.3. 7. Sheet G1; Ground Level Floor Plan: Please add a drawing of the Warehouse/Manufacturing area. This has changed from it's previous configuration. 8. Sheet G1; Code Information: The occupant load for the Warehouse/Manufacturing area (5944 SF) uses the factor of 500 SF/occupant. Since a portion of this area is used for manufacturing, a factor of 100 SF/occupant (Table 1004.5) should be used to determine the occupant load for that function. Please revise. 9. Sheet G1; Code Information: Please revise the calculations for the plumbing fixtures. Per the IBC Section 2902.1.1, the fixtures must be calculated per sex. For example, male water closets would be calculated thus: Warehouse (S-2) 6 occupants/100 = 0.06 Tasting (A-2) 36 occupants/75 = 0.47 Office (B) 7 occupants/25 = 0.28 Total = .06 + .47 + .28 = 0.81 Requires one Male WC Please revise calculations for all male and female plumbing fixtures using new occupant loads (due to change in Manufacturing occupant load). 10. Sheet A1.1; Floor Plans: The Title for each plan indicates1/8" scale. Please revise. 11. Sheet A1.1; Ground Floor Plan: The occupant load requires one male and one female restroom. Per the IBC Section 1109.2, each required toilet room shall be accessible. This would require Bath 1 to be accessible. This is an existing condition, but must be addressed with an appeal to the Building Official. 12. Sheet A1.1; Floor Plans: Wall Type 02 indicates a new exterior bearing wall. The walls on the plans indicate Type 02 are interior, non-bearing walls. Please verify. 13. Sheet A1.1; Ground Floor Plan: Per the IBC Section 1109.11, please indicate on this plan a seating/standing layout and provide a calculation for the number of accessible spaces required. Indicate those spaces on the plan. 14. Sheet A1.1; Ground Floor Plan: Please provide an elevation of the Bar indicating accessible counter heights and locations per the IBC Section 904.3. 15. Sheet A2.1; Section 1: The Title for this section indicates an Exterior Elevation, when it is an Interior Section. Please verify. 16. Sheet A2.1; Elevation 3: The Title for this elevation indicates a Building Section, when it is an Interior Elevation. Please verify. 17. Sheet A2.3; Typical Handrail Detail: Per the IBC Section 1015.2, guardrails are required at the stair. Section 1015.3 indicates those rails require a 42" height. Please verify and revise details as required. 18. Sheet S0.1; Standard Structural Notes (General): The City of Tucson allows 1500 PSF soil bearing at 1'-6" minimum below grade, or 1000 PSF at 1'-0". Please indicate this criteria on this note. 19. Sheet S1.1; Foundation Plan: Section 2/S1.1 indicates to see the Foundation Plan for the footing width, but the F1 callout was not located on the plan. Please verify. 20. Sheet S1.1 (Foundation Plan); Structural Calculations (Page 26): The calculation indicates a 4'-6" square x 1'-0" footing (CF1 on Page 24), while the Footing Schedule indicates a 3'-0" x 6'-0" x 12" footing (F4). Please verify. 21. Sheet S1.1; Foundation Plan: At the southwest corner area, a Keynote 5 is indicated, but no Keynote 5 is listed. Please verify. 22. General: Please provide Special Inspection Certificates with Parts A and B completed. You may find these at www.tucsonaz.gov/PDSD. 23. Verify the maximum quantities of those materials do not exceed the allowable quantities indicated in Tables 307.1(1) and 307.1(2). Verify the requirements of the IBC Section 307 are met. 24.
