1. COMMENT: Zoning has reviewed the building plans for interior demo and tenant improvement for compliance with UDC requirements. Label the proposed principal use of the building i.e.; Retail sales, manufacturing, commercial storage. Keep in mind that for zoning the principal use is what zoning uses for review of the proposal.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning compliance based on the principal use.

Once the plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning comments are addressed, the building plans can be approved by zoning.

3. COMMENT: Additional comments may be forthcoming on the next review based on the proposed principal use and possible use specific standards.

2. Demonstrate that this site complies with UDC Article 4.9.4.C.9.

3. Based on sheet ep101 and the layout of equipment it appears that the proposed "Industrial Area 1,691 SF" is much larger than the square footage listed on the plan, clarfy.

4. The parking and bicycle calculations is not correct. Either remove the calc from the plan as it is not need or the calc should be based on the primary use only.
