Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration

SITE PLAN:

1. Show compliance with the Pool Barrier requirement by including a continuous 5 foot barrier around the pool, ARS 36-1681.
2. Show compliance with the Pool Barrier requirement by including a pool alarm system for doors and windows open to the pool, or show a continuous barrier around the pool, 2018 ISPSC.

STRUCTURAL PLANS:

1. Custom structures require a structural design by a registered engineer in the state of Arizona, R301.1.3. Include consideration for surcharge of dwelling foundation.

PLUMBING PLANS:

1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide a gas line isometric or table for showing the BTU demand and length of line to each gas appliance.

ELECTRICAL PLANS:

1. Use Table E3705.1, 60 degree C column, for sizing branch circuits and conductors rated at 100 AMP or less, E3705.4.1.
