The current zoning of this site is Office Zone 3 (O-3). Based on the description of proposed site activities, no solid, liquid or hazardous wastes will be routinely generated at this facility. It is expected that the only intermittent wastes generated will be wastes from the repair or maintenance of the electrical control building components or the submersible well. It is assumed these wastes will be immediately removed from the site by the contractors performing the repair or maintenance work. From a solid waste management standpoint, the Environmental & General Services Department has no objections to the proposed special exception request for the Tucson Water well site. Irvington for a Tucson Water wellsite. The special exception site is part of the National City subdivision platted in 1947. The site is currently zoned O-3; the subdivision has a mix of C-1, C-2, O-3 and R-2 zoning. Commercial and retail uses are located along W. Irvington and S. 12th Street; the site is located in an area of single-family residential use. The wellsite is likely an ultimate use of low intensity. However, the drilling and general construction operation may cause disturbance to surrounding residential neighbors – City of Tucson should consider mitigation for noise, dust, traffic, hours of operation, etc. to reduce construction-related impacts on surrounding neighbors.
