COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The existing and proposed use appears to be Heavy Equipment Sales. This is a permitted use in the I-2 zone, subject to use-specific standards 4.9.13.Q.
3. It appears buildings/structures currently existing on the site have been added since the last approved development package. All structures existing on site need to be permitted.
4. The proposed addition of an office and service bay building appears to constitute a more than 25% expansion of the gross floor area of the site. This will require full code compliance for the site, including parking, landscaping and other development standards.
5. Parking is required at a ratio of 1 space per 300 square feet of gross floor area.
6. Documentation of a recorded access agreement should be provided with development package submittal.
7. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.

" This property is currently served water via a 1" service line and a 1" water meter connected to the 12" water main west of the property. The existing service line and water meter probably have the capacity to also serve water to the proposed new building.
" If it is determined during the detailed building design review process that the existing service line and water meter do not have the capacity to serve the proposed new building, please contact Ray Munoz at 837-2207 in the Tucson Water New Services Section to discuss:
o The number of water service lines, water meters, and meter sizes, necessary to serve this development.

7.6.2. APPLICABILITY

The provisions of this section apply to the following:

A. All new development; and,

B. Expansion of existing development, as provided below:

Buildings 10,000 Square Feet or Less

On sites where the gross floor area of the existing building(s) is 10,000 square feet or less, expansions in square footage of land area, floor area, lot coverage, or vehicular use area as follows.
a. If the expansion is less than 50%, the standards of this section apply only to the proposed expansion. Existing development on the site is subject to the zoning standards in effect at the time the existing development received zoning approval.

b. If the expansion is 50% or greater or if expansions as of February 15, 1991, cumulatively result in a 50% or greater expansion in land area, floor area, lot coverage, or vehicular use area, the standards of this section apply to the entire site.

If applicable show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-10.0.0, Landscape Plan Requirements.
