| 12/19/2019 | ELISA HAMBLIN | ZONING | REVIEW | Completed | CDRC Thursday Pre-Submittal Transmittal PDSD Zoning Review FROM: Elisa Hamblin, AICP; Principal Planner PROJECT: Thursday Pre-submittal meeting - T19PRE0225 Address: 443 W Plata St Parcel(s): 115-15-0400 Zoning: C-2 Existing Use: Commercial Storage, Office, Residential Proposed Use: Commercial Storage TRANSMITTAL DATE: December 19, 2019 COMMENTS: 1. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is to demolish existing buildings on site and build a new 5,265 sq ft commercial storage building. The use is permitted in the C-2 zone, subject to use-specific standards 4.9.10.A. 3. Additional information is needed to determine the amount of expansion proposed. Provide the last approved site plan with submittal to determine. A cumulative expansion of 25% or more will require full code compliance for the site. If full code compliance is required, the parking along Oracle and Plata frontages must be removed and cannot be counted towards required parking. Additional sidewalks, landscaping and other site improvements may also be required. 4. Clarify existing and proposed uses on the site. From the street view it appears a theater company is housed in part of the building. Clarify whether this includes performance space or only office space. 5. The new building must includes sidewalks from each street and sidewalk between any parking area or access lane. It appears this standard is met. 6. Setbacks for the new building off of Plata and 13th are 21 ft or the height of the wall, as measured from outside edge of adjacent travel lane. Setback standards appear to be met. 7. Please note, this site is located within the Infill Incentive District (Greater IID) and may be eligible for modifications or reductions in development standards. 8. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
