Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is to remove an existing building on site and add three new buildings. Construction service is a permitted use, subject to use-specific standards 4.9.13.Q. 3. It appears the use will be construction service (which may include an office component). Clarification is needed. 4. Parking for construction service is 1 space per 300 sq ft of GFA. 5. Bike parking for construction service is 2 spaces short-term and 1 space long-term (min 2) per 12,00 sq ft GFA. 6. Pedestrian access is required from the public street to the main entrance of the building. 7. There are several structures on site. Ensure permits and approvals have been obtained for all structures, including accessory buildings on site. 8. It appears the development site is comprised on three parcels, with one parcel line currently crossing a building. A lot combination will be required to be processed with Pima County. 9. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
