FLD projects shall comply with Section 7.6, Landscaping and Screening Standards, except as otherwise provided by this section. 2. One canopy tree shall be provided every 40 feet of pedestrian circulation systems, excluding crossings with streets, alleys, and driveways. If providing canopy trees every 40 feet is not achievable, the applicant shall: a. Provide the equivalent number of trees that would be obtained using the 40-foot increment measure; and, b. Distribute the trees within the FLD project site along pedestrian circulation systems and within functional open space areas. 3. Landscape plans shall incorporate water-conserving design as defined in Section 7.6.6, Use of Water, and as described in the Technical Standards Manual. 4. Water harvesting techniques shall be incorporated as part of the landscape design based on the Water Harvesting Guidance Manual prepared for the City of Tucson Transportation Department Stormwater Section. 5. Mechanical equipment, utility boxes, irrigation equipment and similar elements shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. Screening shall be architecturally integrated with the overall design of the FLD. 6. If a perimeter wall is proposed along an existing public right-of-way, it shall be constructed of, or painted with, graffiti-resistant materials. The wall shall incorporate one or more of the following decorative materials: a. Tile; b. Stone; c. Brick; d. Adobe; e. A textured material such as stucco or plaster; or, f. Metal. |

Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. The proposal is for five single-family residences developed as a Flexible Lot Development (FLD). O-3 zoning permits a standard FLD (8.7.3.). Except as provided, all applicable standards of the UDC apply. 3. Within the development, pedestrian access must be shown from the right-of- way to SFRs. 4. In the 0-3 zone, maximum residential density is 22 units per acre. 14 units allowed on site (6.3-3.A) 5. Two parking spaces per dwelling unit are required and.25 guest parking spaces per unit are required. At 5 units, only one guest space is necessary (7.4.4) and can be provided on the street if on-street parking is available.. 6. With a lot 5 acres or fewer, and fewer than 13 dwelling units, contiguous functional open space is required at 109 sq. ft. per unit. Requirement for site = 545 sq. ft. (8.7.3). 7. Building height cannot exceed 25'. Please show building elevation in plans to determine building height requirements and the setbacks which are based on wall heights.. 8. Maximum site coverage is 75%. Provide additional information to ensure this standard is met. Site coverage includes building and vehicular use areas. 9. Ensure setbacks are met. There is insufficient information provided to calculate setbacks. Required setbacks to the north and west are 10' or ¾ the height of the wall (6.3-3.A). Required setbacks to the streets (east and south) are 21' or the height of the wall, as measured from outside edge of adjacent travel lane. More information is required to calculate street setbacks.
