No existing public water mains current extend to this sub-parcel. Water will not become available to this sub-parcel until the water mains shown on plan number 02-010-2020 have been constructed by BP Bridges Partner, LLC and accepted for use by Tucson Water.

The TFD asked a fire hydrant on the northwest corner of the property during the CDRC meeting. Plan number 02-010-2020 does not show one on the northwest corner of the property, but it does show one northwest of the site on the other side of the spine road. Please show this plan to TFD and ask if they can use the proposed fire hydrant on the north side of the spine road, rather than a hydrant on the northwest corner of the property.

COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposed use is general merchandise sales, which is permitted in PAD-15 sub-area B-III.
3. Development standards such as building height, setbacks, parking and bike parking appear to be met.
4. Please note, design review is required per section C.6 of PAD-15. Prior to the submittal of any development plan or subdivision plat to the City of Tucson, the Developer must procure a letter of recommendation from the DRC for submittal to the City. This letter, and a record copy (for the City’s archives) of the materials recommended by the DRC, must accompany any City submittal in order to allow review of same by the City of Tucson Planning & Development Services Department.
5. The comments provided are preliminary and are not to be assumed as a complete review of the proposal. During the Development Package review process, a full review will be made by Zoning to assure compliance with the applicable UDC development criteria and Technical Standards.
