COMMENTS:
1. Development must comply with the Administrative Manual Section 2-06 - Development Package.
2. The proposal is for a 5,600 sq ft residential care use for adult care with a maximum of 10 residents. The use is permitted in the O-2 zone subject to use-specific standards 4.9.13.J.
3. The required minimum setbacks are as follows: Alvernon Wy is 21 ft or the wall height, as measured from the back of future curb; Lee St is 21 ft or the wall height, as measured from the outside edge of adjacent travel lane; interior to the north and west are 10 ft or ¾ of the wall height. Additional information is needed regarding the proposed wall height to determine if setbacks are being met.
4. The rezoning case (C9-07-10) associated with this site has an approved preliminary development plan and rezoning conditions. The proposal must be in conformance with the plan and conditions, otherwise an amendment will be required.
